Stupid inspections...

Wow, katze, that's...crazy. I don't think I've ever had an inspection where they commented on the state of my house. And believe me, my house can be pretty bad...
What usually happens is that the property manager comes over, we talk about whatever needs fixing, and she's out of there in five minutes. Wham bam.

We also have guidelines for maintaining the premises, but they're along the lines of keeping the aircon filters clean, brushing down the ceiling fans, cobwebs, gardening, stuff like that.

I hope you have a better experience in your new place!

My tactic now (because I'm apparently a small minded and petty human ;-) ) is to always have something that they need to address on the inspection sheet. In Jan it was a large crack between the tiles in the shower which water could have leaked behind. Two weeks ago it was the "service required" light on the aircon unit.

Our unit is relatively new, very expensive, and considered very high end but it is as cheap and poorly made as anything I've ever seen. One of the shower heads is looking crappy and I was thinking "uh-oh" about the bond. And then I was in Bunnings and saw that the fixture is the absolute cheapest shower head on sale - $19.95. When we move if they hit us up for anything I'm totally going down and pricing every item at Bunnings.

I have a different sort of story about the dredded inspections. When I last lived in Sydney, it was fifteen (15) years ago. I shared a two bedroom apartment at One Darling Harbour with a friend of mine who was a doctor (I am an accountant). Our rent was $675 per week, which was always paid timely. When we rented the apartment, we only dealt with the real estate agent and never met the owner. At the renewal of the lease, the owner wanted to do an inspection of the apartment. Neither of us was available for the inspection, so we left it to the real estate agent to show her through. The apartment was spotless and fully furnished by us with leather furniture, fine wood wall units, an eight seat dining table on the balcony overlooking Darling Harbour, etc. I guess we must have forgotten to "de-gay" the apartment, as after the inspection we got a call from the estate agent saying that she did not want to renew the lease with us because she wanted to have a family living in the apartment. I only hope that things have changed for my return to Sydney in the next three months.

My tips are - when you move in, list everything you can see that is wrong, don't think they wont query it at the end - eg, we had 'oh dear, there is dust on the top of the ceiling fan, guess you'll pay for cleaning that !"

But to the person moving out, check your lease for the required notice and make sure you give it exactly how they want it ..

I get quarterly inspections and my agent constantly makes snarky comments about my housekeeping including the state of the surface of my desk and whther or not I have unpacked my boxes! Fuck you, Buddy. Must be nice to still have your mom cleaning up after you!

we are coming up to our first inspection, next week. We have never been through one before so I am a little nervous, but I figure this place is much cleaner now than when we first moved in and if they have anything to say about it I will show them the before and after pictures, and I might even mention all the time and energy and money I spent into get the cat urine smell out of the carpet.
we live in an old outdated unit and I am more than happy to fix things up-paint, repair, etc. if they let me. I don't like living in squalor, but I know they rented it to us cheap because it needed a lot of work, I am just worried we will fix and clean it up so much they will want to increase our rent!

we get that from our crappy agent too. the bitch had the nerve to have a go at me because i had my sewing machine on the kitchen table...

I'm so freaking frustrated... So I had a inspection for the townhouse I'm renting today and did all the normal cleaning things this weekend, since I generally don't have time during the week to do much more than dishes. Had arranged a couple weeks ago for one of the kids from church to come do my weeding and other gardening this weekend coming and wasn't able to get him to change, so there were a few weeds coming up but they were all maybe a couple inches off the ground and definitely weren't everywhere so I figured it was fine... Well I get my report back: the floors weren't clean enough for them, weeds were taking over, and all the plant life was getting too tall and turning into trees. I have the strong desire to go back and say that of course the floors weren't perfectly clean cuz I vacuumed 3 days ago and wasn't getting up at 5am this morning to vacuum again since my neighbors wouldn't appreciate it, weeds that are only a couple inches tall aren't taking over and if you come back next week they'll be gone, and all plant life that you claim is too tall was taller than you want me to cut it back to when I moved in and besides why did you plant things like that anyways. So basically I've had it, since this is the second inspection and second report that I've gotten back from them that seems slightly unreasonable. I'm tired of living in a place that needed to be updated about 10 yrs ago... I'm glad my lease is up in 2 months and I'm moving out. Besides I wouldn't mind being closer to work, church, and friends. Ok rant over...
I know the feeling.

And its so expensive to buy a house here >_< But never the less just smile :)
